If your lot is gravel, dirt, or asphalt that's past patching, it's time to pave. We build and pack the stone base, lay hot mix with the paver, and roll it tight. What you end up with is a smooth black lot that drains right and tells every customer who pulls in that somebody runs this place.

Sometimes the top of a lot is beat up but the base under it is still fine. No reason to tear the whole thing out. We run the milling machine over it, shave off the top inch or two, sweep it clean, and pave fresh on top. You pay for a new surface instead of a new lot, and your curbs and drains stay exactly where they are.

Faded, rough, and cracking on top but still solid underneath, that's a resurface job. We clean the old surface, tack it so the new layer sticks, and pave a fresh layer matched to your curbs and doors. It costs about half of starting over. Let it go a few more years though, and the cracks work down into the base and you're looking at a tear-out.

An overlay is for a lot that's tired but not broken. We put fabric over the worst cracks so they don't come back through, then lay a full new lift of asphalt over the whole thing. More strength, more years, and you skip the demolition bill.

Potholes and soft spots don't heal. Every rain makes them a little bigger until somebody bends a rim in one. We saw cut a clean square around the bad spot, dig out the failed base, pack in new stone, and pave it back flush with the rest of the lot. It's like a filling at the dentist, a lot cheaper now than after the tooth is gone.

Sun, rain, oil, and gas dry asphalt out until it fades and starts to crumble. Sealer is sunscreen for your lot. We clean it, fill the cracks, put down two coats, and restripe once it cures. Do it every two or three years and the lot stays black, the water stays out of the base, and the repaving bill stays years away.

We lay out the stalls, arrows, fire lanes, and ADA spaces to code and paint them with the right paint for the surface. It's the cheapest facelift a lot can get, and it keeps the inspector happy.
